PROPERTY MANAGEMENT CHANGE NOTICE

 

North Park Meadows Board of Directors selected PROCOMM, Inc as our new property management company.  PROCOMM comes with impressive credentials and is one of the largest and most respected association management firms in Southwest Texas.  Important Information will be mailed to each homeowner about PROCOMM and our next, make-up, annual meeting tentatively set for June 19 2007.

 Please discontinue sending any correspondence to Property Management Professionals. 

 Cathy Williams, of  PROCOMM’s New Braunfels office, will be our point of contact for complaints and other association matters.  The New Braunfels office is located at 1902 Common Street, New Braunfels, TX 78130.  Four items specifically stuck out above other management companies.

 1.  PROCOMM has a process, including follow-up, to deal with our delinquent due problem.

2.  They have an excellent system to deal with covenant violations.

3.  They will work hard to bring our By-Laws in compliance.

4.  They have an excellent system to assure all home improvements are approved by the Architectural Review Committee.

Officials outline a plan to solve flooding

What residents along McQueeney Road in the North Park Meadow subdivision feared most happened overnight Tuesday when a pond on the New Braunfels-owned Fisher Park property overflowed, spilling into one of their homes.

When Tuesday night’s thunderstorms hammered New Braunfels, homeowner Debbi Haecker awoke to find water had run down the hill from the city-owned property, across McQueeney Road, broke through a dirt barrier and a fence and saturated her home.

“A river flowed through here,” said Haecker while pointing out her living room. “My daughter woke me up at 3 a.m. and told me the house had a problem.”

Haecker said she had to remove all of her carpet throughout the house including inside her bedroom closets.

Haecker and her neighbors, Michael Valerio and David Gerken, called and asked their city councilman, Ken Valentine, to get involved on Wednesday. They said that he responded immediately.

Valentine met with Haecker and neighbors Wednesday and walked with them through the flooded home and across McQueeney Road, where the water from Fischer Park pond continued rushing down the hill.

“There’s not enough capacity to carry off flood water, therefore, water flows across the road into houses,” he said. “Widening and deepening the ditch will keep flood waters on the city side of McQueeney Road and it will eventually flow to the south tributary.”

The city sent a public works crew to the site Wednesday and dug a temporary berm to catch the outflow from the pond.

City Manager Mike Morrison inspected the site Wednesday afternoon and said the city will take the following action to fix the drainage problem:

1. Redesign the flow of the tank spillway on the Fischer property recently purchased by the city, if feasible. He said the redesign ultimately will divert the spillway flow from its current location to a point closer to McQueeney and County Line roads.

2. Construct a temporary berm at the outflow of the existing spillway to reduce the flow across McQueeney.

3. Widen the ditch between McQueeney and the Fischer property.

4. The city attorney will contact the developer to seek a solution on subdivision side of McQueeney Road.

Morrison said the city will keep the neighborhood informed on its progress.

 

 


In this overhead view we see the problem more clearly. The water tank overflows down into Hidden Meadow across McQueeney Rd. We, as a Home Owner's Association, must keep all the drainage culverts cleaned out! If you see one filling with debris either help clear it or report it.

Please see below for the posted “Letter of Termination” from Property Management Professionals (PMP). 

They provided a 30 day written notification for North Park Meadows Owners Association to find a new

management company to manage the neighborhood.   Please continue to send all dues, payments,

and correspondence to PMP until notification of a new management company.   The board will send a

letter to each member when a new management company is in place.

North Park Meadows Board of Directors will solicit proposals from 3 management companies and

select the best one for our neighborhood.  We expect to have the new company selected within

30 days and possibly another 30 days for the transition.  PMP agreed to stay on to assure a smooth transition.

We would like to thank PMP for their hard work during their tenure.
